Welcome to Windsor
Living in Windsor: A Town Green Between Santa Rosa and Healdsburg
Windsor real estate combines newer neighborhoods with easy access to three of Sonoma County's best-known wine regions. The Town of Windsor sits on Highway 101 about 10 to 15 minutes north of Santa Rosa and 10 minutes south of Healdsburg, roughly 63 miles from San Francisco, with the Russian River a short drive west.
The Windsor Town Green
Windsor's downtown is built around the Town Green, a roughly five-acre public lawn in Old Downtown Windsor surrounded by cafés, restaurants, shops, and townhomes. It's the heart of town life. Summer Nights on the Green brings free Thursday-evening concerts and a night market from June through August, and the Windsor Certified Farmers Market sets up every Sunday morning from April through early December. Family Movies on the Green, the Windsor Day Parade & Festival, and a holiday celebration round out the calendar.
Parks and Trails
Shiloh Ranch Regional Park: Oak and madrone woodland trails with ridge-top views, on the town's eastern edge.
Foothill Regional Park: 211 acres with nearly 7 miles of hiking, biking, and horse trails, plus three small lakes for bass and bluegill fishing.
Keiser Park and neighborhood parks: Sports fields, playgrounds, and community facilities throughout town.
Vineyard backroads: Easy cycling routes toward Healdsburg and the Russian River Valley.
Wine Country at Your Door
Windsor sits in the Russian River Valley AVA and is minutes from Chalk Hill, Dry Creek Valley, and Alexander Valley. Many residents enjoy tasting-room visits as an easy weekend outing.
Homes for Sale in Windsor
1980s–2000s single-family homes: Much of Windsor was developed after the town incorporated in 1992, so many homes are newer than in older Sonoma County cities.
Town Green townhomes and condos: Walkable options in the mixed-use downtown.
Newer construction: Recent developments in several parts of town.
Country properties: Larger lots and vineyard homes on the town's rural edges, toward Chalk Hill and Eastside Road.
Getting Around
Highway 101 runs right through town, and Charles M. Schulz–Sonoma County Airport is about 5 minutes south. Windsor is a key northern stop on the SMART train line (which expanded to Windsor in mid-2025), with service running south to Santa Rosa, Petaluma, and Larkspur. Meanwhile, the next nine-mile extension northward to Healdsburg is actively under construction and expected to open for passenger service in late 2028. Driving to San Francisco usually takes 75 to 90 minutes, depending on traffic.
