Welcome to Coastal Sonoma

Living in Coastal Sonoma: Bodega Bay, Jenner, The Sea Ranch, and Beyond

Coastal Sonoma real estate covers about 55 miles of rugged Pacific shoreline along Highway 1, from the working fishing harbor of Bodega Bay north through Jenner, Fort Ross, and Timber Cove to The Sea Ranch at the Mendocino County line. If you're moving to Coastal Sonoma, expect ocean bluffs, cool foggy summers, and wide-open views along the Sonoma Coast, with Santa Rosa and wine country about 45 minutes to over an hour inland, depending on where you live.

Bodega Bay: Harbor Town on the Bay

Bodega Bay is the coast's largest community and its everyday hub, with grocery, dining, and services along Highway 1. Fishing boats still unload Dungeness crab and salmon at Spud Point Marina, and fresh seafood is a local staple.

Bodega Head, a headland jutting into the Pacific, is one of the best spots in the state to watch gray whales migrate, usually from December through April. Doran Regional Park offers a long, sandy beach on the bay side. Film fans will recognize the area from Alfred Hitchcock's The Birds, which was shot in Bodega Bay and the nearby inland town of Bodega.

Each April, the Bodega Bay Fishermen's Festival celebrates the fleet with a blessing of the boats.

Jenner: Where the Russian River Meets the Pacific

Jenner sits on the hillside above the mouth of the Russian River, about 10 miles north of Bodega Bay. Harbor seals gather on the sandbar at Goat Rock Beach, especially during spring pupping season, when the beach is partly closed to protect them. A handful of cafés and a small inn make up the village, and Highway 116 runs inland along the river to Guerneville.

Sonoma Coast State Beaches

Between Bodega Bay and Jenner, Sonoma Coast State Park strings together more than a dozen beaches and coves, including Salmon Creek, Portuguese, Shell, and Wright's Beach. The Kortum Trail follows the bluffs between several of them. Strong currents and sneaker waves make these beaches better for walking, tidepooling, and picnics than swimming.

North Coast: Fort Ross, Salt Point, and Timber Cove

North of Jenner, Highway 1 climbs into some of the most dramatic coastline in California.

  • Fort Ross State Historic Park: A reconstructed 1812 Russian settlement on a coastal bluff.

  • Salt Point State Park: Tidepools, sandstone formations, forest trails, and the adjacent Kruse Rhododendron State Natural Reserve.

  • Timber Cove and Stillwater Cove: Small clusters of homes on forested bluffs above protected coves.

The Sea Ranch

The Sea Ranch is a planned coastal community on about 10 miles of shoreline at the county's northern edge. Begun in the 1960s, it's internationally known for its architecture, including Condominium One and the Sea Ranch Chapel, and for design guidelines meant to blend homes into the meadows and forest.

Owners belong to The Sea Ranch Association, which manages trails, pools, and common areas and reviews any new construction or exterior changes. Day-to-day shopping and services are just north across the Gualala River in Gualala, in Mendocino County.

  • The Sea Ranch: Weathered-wood homes in the signature Sea Ranch style, from meadow homes with ocean views to homes in the forest above Highway 1.

  • Inland coastal ranches: Larger acreage toward Bodega, Valley Ford, and Occidental, just a short drive from the ocean.

What Buyers Should Know

Coastal properties come with specific considerations. Most of the coast is in the California Coastal Zone, where new construction and major remodels may need a coastal development permit. Septic systems, wells or small water districts, wildfire and earthquake insurance, tsunami hazard zones, and bluff erosion are also worth reviewing. Internet and cell service can be limited in some areas. Sonoma County regulates vacation rentals in the coastal zone, which matters for second-home buyers planning to rent.

Getting Around

Highway 1 connects every coastal town but is a winding two-lane road, especially north of Jenner. Bodega Bay is about 45 minutes from Santa Rosa via Bodega Highway and Highway 12. Driving to San Francisco takes about 90 minutes from Bodega Bay and around three hours from The Sea Ranch.
